market intelligence

Real Estate Market Insights

As of late 2025, Burnaby's housing market has been stabilizing after a period of rapid shifts, with sales activity gradually recovering from earlier lows. High inventory levels in some segments have put downward pressure on prices, creating more options for buyers.

Benchmark detached prices were roughly 7–9% lower year over year across Burnaby North and South, while condos were down about 5–8% depending on area. Townhomes generally held firmer, with some segments seeing flat to modest price gains and balanced conditions.

Sales-to-active ratios typically sit in the balanced range, with a mild seller's edge for North Burnaby condos and townhomes. Well-presented, well-priced homes near SkyTrain, schools, and town centres continue to attract steady interest.

Hear from our clients how their experience was.

If you want the best support, expertise and professionalism from a Real Estate Agent then you have to go with Sevin. This was our first time selling a property which also happened to be our first property bought, with the help from Sevin. This time the selling process was simple, quick and stress free! Sevin is an absolute All-Star, she put together a solid selling plan and kept everything simplified for us. We cannot thank Sevin enough for all of her help. She truly is the best of the best! Thank you so much Sevin for your incredible support and help!

Sevin made home buying exciting, in the context of uncertainty and stress that a first-time buying experience usually brings! Always quick to respond, inform and identify any areas that might need clarification, she is knowledgeable, diligent, personable and a real pleasure to work with!

I'll be honest with you. The wife and I were what you might call "difficult." Not in a bad way. We just have standards. We are of the opinion that most houses are built poorly, by people who have never seen a house, using materials they found nearby. This is not a controversial position in our home. It is the only position. Then we met James Goodwin at The Local Real Estate Group. James is a bald man, which I mention because he is, and a review ought to be accurate. He is of normal height, which I also mention because I don't want anyone going in with the wrong idea. Here is how we shop for a house. We walk in, and I go straight to the nearest door, and I grab the handle. Most door handles, I am sad to report, are feeble. They wiggle. They have a sort of looseness to them, like they're already considering quitting. Some of them turn but don't fully commit. One handle, in a house I will not name, came off in my hand. The realtor that day pretended not to see it. James would never have done that. By house number eleven, James understood the assignment. He would unlock the door, step aside, and just watch me work the handle. Sometimes he'd grab one himself. He'd give it a wiggle, look at me, and shake his head. We didn't even need words. He'd just close the door and we'd get back in the car. The wife would already be putting her seatbelt on. He showed us 47 houses. Forty-six of them had handles you wouldn't trust to hold a coat. The 48th house was the one. I walked in, grabbed the handle on the front door, and it didn't move a millimeter. It turned with intention. It clicked back into place like it meant it. Every handle in the house was the same. Solid. Confident. Built by someone who had at some point in their life met a door. James didn't say anything. He just looked at us. And somehow we knew. That's the kind of realtor James Goodwin is. A man who understands that a door handle is a promise, and most builders are liars. I'd also like to take a moment to say that I am genuinely proud of James. When we started this process, he was a man who looked at a door and saw a door. Now he can walk into any house in the city, give a handle a single firm turn, and tell you everything you need to know about the people who built it. That is a skill. You can't teach that in real estate school. Well, you can, but apparently they don't. If you have standards and you suspect, correctly, that most homes are an insult to the trade, James is your guy. The Local Real Estate Group should give him a raise. Or at the very least, a house with handles as good as ours. Thanks James. We finally have a home where the doors feel like doors.

— James

During the beginning stages of my real estate search, I felt as though I had enough knowledge to navigate the purchase of a home without a relator, but I am so grateful that Stefan Zlatarits out to offer his support - I learned a lot from him! I appreciated his patience, expertise and gentle guidance throughout my real estate journey and enjoyed his warm, relaxed personality. Stefan has this incredible way of being both highly professional and friendly all at once, like a trusted teammate who is on your side and has your back. This combination helped me feel supported and relaxed while navigating big decisions during our home hunt. And finally, I never felt pressured by Stefan. Instead, I felt a genuine sense of care from him, as if he truly wanted what was best for me and my family. My real estate journey ended with the purchase of my family's dream home - a place that I am still in shock is ours! It is beautiful and suits my family's lifestyle perfectly. I am so grateful to Stefan for making this dream a reality!

— Alysha Courtney

We worked with Stefan from the Local Oakland Realty Group to sell our place and buy a new one, and he was great from start to finish. The whole thing took a while and definitely had its ups and downs, but Stefan stuck with us through it all. Super patient, totally had our back, and always ready to jump in and help. He made the process feel way less stressful than it could’ve been. In the end we found a place we really love. Highly recommend working with him.

— Sam Trueno

Professional and productive. I’d recommend without a doubt.

Sevin was a great realtor to work with. I was searching for almost one year looking for my dream place. She was very patient and always available to come to showings with me. Sevin has a great understanding of the Vancouver condo market, the challenges associated with older buildings, and market value. This was immediately apparent when I met her for the first time at another showing, and is why I wanted to work with her. I also appreciate how easy she made the paperwork and transaction process. It was a wonderful experience!

— Luba Petersen

We almost gave up because the sellers didn't want to negotiate, but Sevin fought hard to get us the price that we could afford. With her help we were able to get the home of our dreams with amazing views.
